Understanding Rental Property Affordability Calculator

A rental acquisition is constrained by both cash at closing and income available for debt service; the lower limit governs.

Two constraints Cash and NOI are independent.
Lower governs Use the smaller price ceiling.
NOI before debt Financing is applied afterward.
Value separate Affordability is not appraisal.

Calculation method

How the calculation works

Calculate separate acquisition-price limits from available cash and rental-income debt coverage, then use the lower as the planning affordability ceiling. Divide cash by down-payment plus closing allowance, calculate NOI after vacancy and operating expense, divide by minimum DSCR for debt payment, capitalize that payment into loan capacity, and compare limits.

A workable price also needs reserves and valuation support.

Cash Preserve post-closing liquidity.
Income Validate rent and vacancy.
Condition Budget immediate capital work.
Lender Confirm NOI adjustments and DSCR.

Worked situations

Practical examples

  • More cash does not help when NOI is the binding limit.
  • Higher required DSCR lowers supported debt.
  • The affordability ceiling is not market value.

Better inputs

Useful tips

  • Add taxes, insurance, repairs, and capital reserves.
  • Stress-test rent and rate.
