How to use

Build the estimate from measured systems, not one blended price

  1. Measure cold-water, hot-water, and DWV routes from the same drawing revision.
  2. Enter a material rate for each compatible pipe family and an explicit order allowance.
  3. Count fittings and valves from the layout instead of burying them in pipe footage.
  4. Enter labor hours and the loaded labor rate that matches the quoted scope.
  5. Add only known permit, equipment, delivery, and access allowances.

Calculation method

Price each pipe family before combining the project

Cold, hot, and DWV order lengths are calculated separately because their materials, sizes, and prices may differ. Fittings and valves use entered counts and average unit prices. Labor uses hours rather than footage so demolition, access, testing, and coordination can remain visible. The model then adds a single contingency percentage to the direct subtotal.

Measurement boundary

Route footage is not installed scope

Developed pipe length does not automatically include offsets, risers, drops, sleeves, supports, firestopping, insulation, demolition, temporary service, testing, patching, or equipment connections. Record those items in counts, labor, or a separate project allowance.

Price boundary

Entered rates must share a date and purchasing basis

Do not mix retail list prices, contractor net prices, and installed subcontract quotations. Retain quote dates, taxes, freight, minimum-order rules, material grade, size range, and whether fittings or hangers are included.

Scope control

A cost per foot is an output, not a substitute for the ledger

The final cost per measured foot divides the complete estimate by total measured footage. It is useful for comparison only when two estimates include the same systems, sizes, fixture count, demolition, testing, access, and closeout scope.

  4. Fittings = 64×$7.25 = $464; valves = 11×$24 = $264.
  5. Labor = 86×$78 = $6,708; permit/equipment = $950.
  6. Direct cost = $10,319.70; contingency = 8% = $825.58; total = $11,145.28.

Result interpretation

Use the component mix to challenge omissions

A low pipe-material share may be reasonable on an access-heavy renovation, while a high pipe share may indicate expensive material or large sizes. Compare each layer with drawings and quotations rather than accepting the grand total alone.

Compare scope before comparing contractors

Normalize material, fixture, demolition, permit, testing, patching, tax, equipment, and warranty scope before comparing estimates. A lower total can simply exclude necessary work.
